Asbestos Roofing FAQs
Explore our most frequently asked questions and find answers to common customer questions.
What is asbestos roofing and why is it hazardous?
Asbestos roofing consists of asbestos fibres. When the roof deteriorates or is disturbed, it can release tiny asbestos fibres into the air, posing serious health risks such as asbestosis, lung cancer, and mesothelioma.
How can I tell if my garage roof contains asbestos?
If your garage roof was installed before the early 1980s, there’s a higher probability it contains asbestos. A licensed asbestos survey and testing by a certified professional can confirm its presence safely. Read our handy guide to learn more.
What are the legal requirements for asbestos roof removal in the UK?
UK law mandates that removal of aged asbestos roofing must be performed by licensed professionals who follow strict health and safety guidelines. This ensures safe handling, removal, and disposal of hazardous materials, protecting both workers and residents.
Do I need special permits for asbestos roof removal or replacement?
Yes. Contractors must hold appropriate licensing and adhere to UK regulations. This guarantees that asbestos roof removal and replacement are conducted safely and in full compliance with UK law.
What steps are involved in replacing an asbestos roof?
The process begins with a thorough survey and risk assessment, followed by safe asbestos roof removal. After removal, the area is prepared for installation of the new roofing material, typically steel.
Are there any precautions I should take with a damaged asbestos roof?
Limit access to the affected area, avoid disturbing the roof, and inform any contractors or neighbours about the hazard. It’s best to schedule removal as soon as possible to minimise the risk of fibre release.
What should I expect during an asbestos survey?
A licensed professional will inspect your garage, collect samples from the roofing material, and analyse them. This process confirms whether asbestos is present and lets us know how best to remove the asbestos.
Can I repair an asbestos roof instead of removing it?
While temporary repairs might slow deterioration, it is generally recommended to opt for asbestos roof replacement to completely eliminate health risks associated with damaged asbestos.
What are the signs my asbestos roof needs replacing immediately?
If your asbestos roof shows visible signs of damage, such as cracks, holes, frayed edges, discoloration, sagging, flaking, persistent leaks, or unusual dust accumulation, it’s a clear indicator of degradation that may be releasing harmful fibres. Additionally, roofs over 20 years old or those with evidence of water damage require immediate professional inspection, as these issues increase health risks and compromise structural integrity. Read our complete guide to learn more.
What disposal methods are used for asbestos waste?
After removal, asbestos waste is carefully managed by licensed hazardous waste carriers. The damaged asbestos sheets are securely bagged, sealed, and then transported to an approved hazardous waste facility. This comprehensive process complies with UK environmental regulations and ensures the safe and responsible disposal of hazardous materials.
What certifications should I look for in an asbestos removal contractor?
Choose contractors who are licensed by the Health and Safety Executive (HSE) and/or the Environment Agency.
What are the cost factors influencing asbestos roof removal and replacement?
Key factors include the size and condition of the existing roof, removal complexity, chosen replacement material, accessibility, and whether any structural repairs are needed. Ideally, quotes should cover both asbestos removal and replacement installation. Read our guide about costs to learn more.
Are there financing or grant options for asbestos roof replacement in the UK?
Although limited, some local councils or environmental programmes may offer financial assistance. Check with your local authority or financial advisor to see if you qualify for any grants or subsidised loans.
Can weather affect the asbestos roof removal process?
Yes. Wind or rain can complicate asbestos roof removal by increasing the risk of airborne fibres. We will monitor weather conditions and may reschedule work to ensure optimal safety and efficiency.
How long does an asbestos roof replacement project typically take?
Most asbestos roof removal and replacement projects can be completed within a single day, although larger or more complex projects may take longer. Planning and thorough pre-assessment help ensure minimal disruption.
What maintenance tips can prolong the life of my new roof?
Regular inspections, cleaning, and minor repairs keep your roof in top condition. Consult your contractor about routine maintenance schedules to protect your investment and ensure long-term performance.
Can I install a new roof over an asbestos roof?
No. UK regulations require that asbestos-containing materials are completely removed prior to installing a new roof to eliminate any risk of fibre release and ensure compliance with safety standards.
What should I do if I suspect asbestos fibres are in the air around my garage?
Immediately leave the area and contact a licensed asbestos removal professional. Do not disturb the material further, as this could increase exposure to harmful fibres.
What are the differences between various replacement materials?
- Steel Roofing: Cost-effective, durable with long life expectancy – usually the best choice.
- EPDM Rubber: Low-maintenance, ideal for flat or low-slope roofs.
- GRP Fibreglass: Provides a seamless, modern finish with excellent waterproofing.
- Concrete Fibre Sheets: Highly fire-resistant and robust for heavy-duty applications.

How do I prepare my property for asbestos roof removal?
Clear the surrounding area of vehicles and personal items, inform neighbours, and secure any loose materials. Your contractor will provide detailed guidance to ensure your property is safeguarded during the removal process.
Are emergency asbestos roof removal services available?
Yes. If your asbestos roofing is severely damaged or poses an immediate risk, we may be able to offer expedited removal services to address urgent health and safety concerns. Get in touch.
How can I ensure I choose a reputable contractor for asbestos roof replacement?
Verify the contractor’s licensing, ask for references or read customer reviews, ensure they use certified asbestos removal procedures, and request a detailed, written quote that covers removal, replacement, disposal and a hazardous waste notice.
How is asbestos roof removal risk assessed before work begins?
A full risk assessment is conducted by a professional surveyor, who inspects the roof, evaluates its condition, and determines the safest removal method to protect residents and workers.
Do I need to vacate my property during the asbestos roof removal process?
Typically, homeowners can remain on the property during removal, as the work area is outside and separated from the inside of the home. However, in severe cases, temporary relocation might be recommended.
What documentation should I receive post-asbestos roof removal?
Upon completion, you should obtain a hazardous waste notice that confirms the works’ compliance with all regulations.

Craig and his lads are a fantastic team of professionals. I asked for a quote on line to remove the asbestos roof of my garage and have it replaced with a newer, safer one. I was promptly called back and in just a few minutes I had an appointment scheduled for an on-site survey that was followed by a quote.
I immediately accepted and I couldn’t be happier. On the day, the entire team showed up and were super-fast. They completed the work right before lunchtime.
The job itself wasn’t the easiest. They had to connect my roof with the neighbour’s that was of different material.
There were lots of electrical wires inside the garage and they were able to do the job leaving them undisturbed. Additionally, they were able to install the new roof saving my old wooden beams that were still in great shape. That allowed me to save money.
That is also a testimony of how honest the people at Excel Asbestos are. Other pros I contacted before them tried to play tricks, adding stuff I didn’t need to charge me more. Not them. I couldn’t recommend them more. If you go with them, you won’t be disappointed.

We’ve had excel roofing over for a number of repairs due to water leaks over the last year. They replaced our dormer roof which was leaking. We still had a new leak after and they were very prompt at locating this and replaced adjoining roofing tiles.
Based on our first experience with them we had them replace our garage roof with asbestos removal. Very proffessional job. With the recent heavy rain there was a small defect in the roof we later discovered, but Tom and his team responded straight away and within a few days they had sorted the issue.
As a customer they give a personal service and are really responsive in their after care. We recently had them over to check our dormer roof and again they were prompt and responsive without me having to continually chase them.
Their responsiveness and aftercare is excellent and would happily use them again ( as I already have ) and recommend to others.
