Tucked behind a row of terraced homes in London, this single garage sat quietly at the rear of a long garden, backing directly onto a narrow service alley. It had served its purpose for decades – once used to store tools, now largely forgotten – but the asbestos cement roof had started to degrade, and the homeowner wanted it dealt with safely before putting the property on the market.
This kind of job presents its own rhythm – a mix of access challenges, tight working space, and the need to work respectfully in a densely residential setting. Excel Roofing & Asbestos handled the asbestos roof removal with quiet efficiency and zero fuss.
Assessing the Space
The garage was freestanding, built in blockwork, with a gently sloped asbestos cement roof that faced down into the alley. Access from the main property was limited to a narrow garden path, so the best approach was to bring in equipment from the alley itself.
With overhead cables, bins, and fences in the vicinity, we had to carefully plan vehicle access, waste removal, and material handling. Fortunately, our team is well-versed in tight London logistics – we arranged a short-duration parking dispensation and worked to a tight schedule to minimise impact.
The Removal: Discreet and Efficient
Our team arrived early to avoid congestion and began by securing the working area with barriers and signage in the alley. The garage contents had been cleared in advance by the homeowner, so we laid sheeting over the floor and prepared the interior for safe removal.
Wearing full asbestos PPE, our operatives misted the roof sheets and removed them in full sections using manual tools. The work was carried out from both the interior and the alley side, ensuring control over the process despite the tight layout.
Sheets were wrapped and loaded directly into a sealed vehicle positioned just a few feet away.
Clean Finish, Future Ready
Once the asbestos sheets were removed and safely loaded, we carried out a full clean of the garage structure, including brushing down joists and cleaning all surfaces. A final inspection was conducted along the alleyway to ensure no trace of material had escaped. At this stage the new steel roof was fitted.
Making Quiet Work in Busy Places
London jobs often demand flexibility – narrow access, time-sensitive logistics, and respect for the surrounding community. This project required all of that, and it was completed within a single morning, without a single neighbour complaint or access issue.
