We recently carried out a careful and highly specific garage roof replacement in Leicester, where only one half of a semi-detached double garage needed work. The two garages shared a dividing wall and roofline, but our client owned only one side – and their asbestos cement roof had become cracked, aged, and no longer weatherproof.

This type of job demands particular attention to detail. Any disturbance to the adjoining garage or compromise of the shared structure could lead to disputes or structural issues. The task: remove and replace the client’s asbestos roof without affecting the other half.

Understanding the Site

The garage was part of a pair, built side-by-side with a continuous asbestos roof that sloped from front to back. The customer had noticed minor leaks during heavy rain and spotted visible degradation in several sheets, including edge crumbling and lichen growth.

While the adjoining garage showed similar signs of age, its owner had no current plans for refurbishment, so our work had to be precisely contained to one side – with a clean, watertight finish that didn’t disrupt the shared ridge line or visual continuity.


The Removal: Precision on the Divide

We began by measuring and marking the exact boundary of the two garages along the shared ridge, then created a clear working zone on our client’s side. Protective sheeting was laid across the garage contents, and a temporary barrier was installed at the dividing point to separate our work area.

After dampening the sheets, we carefully removed each panel from our client’s side only, using hand tools to avoid vibration or disturbance to the neighbouring roof. Each sheet was bagged, sealed, and stored for transport to a licensed waste site.

Once the asbestos was removed, we carried out a detailed clean of the exposed frame, followed by a visual inspection to confirm no material remained lodged between the garages.


Roof Replacement: One Side Only

For the replacement, our client chose a dark grey corrugated steel system – modern, durable, and maintenance-free. The new roof was installed with a discrete trim along the dividing ridge to cap the separation cleanly, avoiding any overlap onto the neighbouring side.

We also installed a custom side flashing along the shared edge, designed to redirect rainwater cleanly down our client’s side while preserving the existing drainage slope. From ground level, the result is cohesive – the roof blends well with its twin, despite only one half being renewed.


Results & Documentation

The job was completed within a single day, with minimal disruption and no impact to the neighbouring property. The client received a full waste consignment note, photographic records, and a completion certificate to confirm safe removal and compliant disposal of the asbestos.
